1. Agreement to Terms

The Site is operated by LiveNearFriends, Inc., a Delaware corporation ("LNF," "we," "us," or "our"). If you do not agree to these terms, do not use the Site.

Any paid services are provided under separate agreements between you and LNF or its subsidiaries, and are not governed by these Terms.

LNF is not a licensed real estate brokerage, law firm, licensed financial advisor, licensed architecture firm, or licensed general contractor. We do not provide legal, financial, architectural, or construction advice.

LNF may make referrals to licensed real estate professionals through our brokerage subsidiary, LNF Brokerage Inc. Any real estate brokerage services are provided solely by LNF Brokerage Inc., not by LiveNearFriends, Inc.

All information on the Site is for general informational purposes only. You should consult qualified licensed professionals for legal, financial, architectural, and construction matters.

4. No Agency or Fiduciary Relationship

LiveNearFriends, Inc. does not act as a real estate agent, broker, fiduciary, or representative for any user unless explicitly agreed in writing through LNF Brokerage Inc. No fiduciary duties are created through use of the Site. Use of the Site does not create any partnership, joint venture, or similar relationship among users or between users and LNF.

5. Communications Not Confidential

Any information, feedback, ideas, or other communications you submit to LNF through the Site, email, consultations, or any other channel are not confidential and shall not create any obligation of confidentiality on the part of LNF unless otherwise agreed in a separate written agreement.

6. Co-Buying and Shared Ownership Risks

Shared ownership and co-living arrangements involve significant legal, financial, and interpersonal risks, including but not limited to disputes among co-owners, financing challenges, and resale limitations. LNF does not guarantee outcomes or compatibility among participants.

7. Accuracy of Property Information

Property information, including descriptions, layouts, and suitability for shared living, may be derived from third-party sources and editorial interpretation. LNF does not guarantee the accuracy, completeness, or suitability of any property information.

8. Referral Compensation Disclosure

LNF may receive compensation or referral fees from third-party service providers, including real estate professionals, in connection with referrals made through the Site.

9. Consultation Scope

Any consultations or communications provided by LNF are for informational and educational purposes only and do not constitute professional advice or create any client, advisory, or fiduciary relationship.

10. No Guarantee of Outcomes

LNF does not guarantee that users will successfully purchase property, form co-living arrangements, or achieve any particular outcome. You are solely responsible for evaluating and making decisions regarding any property, transaction, or living arrangement, including but not limited to financing, zoning, and structuring ownership.

11. Service Availability

We reserve the right to modify, suspend, or discontinue any part of the Site at any time without notice. We shall not be liable to you or any third party for any modification, suspension, or discontinuation of the Site or any part thereof.

The arbitration shall take place in the State of Delaware. Judgment on the arbitration award may be entered in any court having jurisdiction.
